Bidding and Contracts
Common sources of problems in construction projects (nightmares): Communication
Poor communication can arise from simple lack of courtesy or business acumen, but more often stems from not wanting to deal with the consequences of telling the client something that will get a negative reaction. When the contractor doesn't call to say they're not showing up for three days, it's because they know that the client won't be happy and doesn't want to get an earful. Of course, they know that they will hear about it later, but that's a problem for another day. Typical communication complaints:
- I haven't heard from the architect or contractor in a week.
- I had no idea it would look like that! (design communication problem)
- The contractor never told me that was an extra.
- The electrician doesn't know where to install the light, and the contractor is not here.
