Avoiding nightmares: Document everything: How it will be done

Beyond contractual and documentation issues, you must define a logistical process for completing the work. It should address questions like:

  • Will you have to move out while the Work is underway?
  • If you will stay in the house, what rooms will be available for what period of time?
  • Will there be temporary toilet facilities for the crew?
  • Who will pay for the job phone and other utilities? (it's one thing to say you'll pay the gas bill, it's another when you realize that the boiler will run continuously as the workers have all the doors and windows removed).
  • Will certain plantings be protected from heavy equipment? How? Who will pay to reseed you neighbor's lawn after the plumber parks his truck on the edge?
  • Will you allow smoking in the house? Outside the house? What about music? How loud? (do you really want your kids listening to Howard Stern at 7:00 AM?)
