Bidding and Contracts
Common sources of problems in construction projects (nightmares): Money
Money problems are the most common and usually the most serious type of construction nightmares. Financial problems are usually preceded by performance and communication issues. The owner may not want to pay for work that they consider to be wrong, which either indicates a communication issue (the contractor didn't understand what to build) or a performance issue (s/he built it wrong). If a problem like this occurs, it's a good opportunity to review and tighten up the process to prevent similar problems. Typical money complaints:
- The project cost more than it was supposed to.
- I paid for something that I didn't get.
- I don't want to pay for the contractor's (or architect's) mistakes.
- The contractor refuses to do any more work until his bill is paid.
