Planning Your Project

Design Process: 5 design phases

From the beginning, they are:

  1. Schematic Design: The goal is to understand the parameters of the project, including:
    • Program requirements: essentially the purpose of the work, like needing a bigger kitchen, or another bedroom. The Program also includes less tangible requirements like "a more spacious feel", or "better curb appeal". It is essentially a prioritized wish list for the house and property.
    • Zoning: Investigate local requirements regarding property line setbacks, height limitations, lot coverage, neighborhood covenants, wetland or conservation issues, septic, and others.
    • Budget: Determine what scope of work could be done within the available budget.

    Working within these parameters, we develop some initial design solutions that help further refine the design issues and communicate the possibilities.

  2. In Design Development, one or two of the schematic design options are further explored and more detailed drawings are created. The endpoint of this phase is a workable design that the client understands.

  3. The Construction Documents phase entails drawing and specifying all the components and details that will be required to construct the building. These are the "blueprints", or "drawings and specs" that will be used by the builder, and submitted to the building department and other authorities.

  4. Bid Administration is the process of finding and hiring a contractor. We meet with one or more builders to review the drawings and answer questions. Once a bid(s) is submitted, we review it to be sure that it is reasonable and comprehensive. We may also advise you on issues related to the builder's contract.

  5. Construction Observation (sometimes called supervision) continues from the start to finish of the building process. We visit the worksite to answer questions and ensure that the building is constructed properly in accordance with the drawings. There is also ongoing design detailing and modifications to the original design as the building takes shape.
