Design Process: Do I need an architect?: Special situations

In general, architects help you figure out how you could improve your house, create a design, and oversee the construction process (what do architects do?). Since most people who are considering large, complex renovation projects probably understand the need for an architect, the question is usually posed in one of the following situations:

  • You wonder if your project is too small to require an architect - This is really a question about cost-effectiveness. It's likely that even on a very small project (e.g. replacing fixtures and tile in a bathroom), an architect could add value by giving you the benefit of his experience. However, providing a full range of services would probably exceed your budget. In these cases, we like to provide a design consultation at an hourly rate. A two or three hour consultation is a very cost-effective way to leverage the architects knowledge for little money.
  • You're planning a new house, and thinking of working directly with the builder- If you want a house that looks exactly like one the Builder has just completed, it makes sense to work directly with the builder. Most builders buy inexpensive "stock" plans from a plan company. These are "cookie cutter" designs in the sense that the house is built without regard to the unique character of the region, neighborhood, or site. In a new development, this may be OK because all the houses look fairly similar. However, in a existing neighborhood, or on an unbuilt piece of land, it's a missed opportunity not to design a house that fits the site. Even if you're using stock plans, an architect can be hired for short term consultation to customize the design to your needs.
  • You're planning a renovation, and thinking of working directly with the builder- On a large renovation, architects add significant value by helping you balance the aesthetic and functional tradeoffs. They bring creativity and a broader range of solutions than most builders would provide. In addition, they create a set of Contract Documents that enable you to get competitive pricing from a number of builders.
