Designing a construction process that meets your needs

You design a construction process by choosing who you will work with, what their roles will be, and what types of contractual arrangements you will have with them.

The Variables:

  • Will you hire an architect?
  • What size firm?
  • Will you hire a separate construction manager?
  • What will the architect's role be, and what services will you need?
  • What type of design contract, percentage or hourly?
  • Will you hire a general contractor, (what size?) or act as your own?
  • What type of construction contract, fixed price or cost-plus?

These variables can be assembled in a variety of ways. For example, you could hire an architect on a percentage basis and act as your own contractor. Or you could hire an architect and contractor on a cost-plus basis. Or an architect and contractor on fixed-cost basis, etc. Take time to consider the best process, you will live with it for the life of the project.
